Project Description
1813 Dorchester, LLC proposed to construct a five-story, mixed-use development totaling approximately 33,371 square feet. The proposed project will have twenty-six (26) rental units which includes four (4) IDP Units, and approximately 2,304 square feet of commercial retail space. Since BPDA Board Approval in November 2021, the following design changes have been made to the proposed project and have been reviewed by BPDA staff through design review: Changed from 26 residential units and 2 commercial units to 26 residential units and 1 commercial unit, replacing one of the original first-floor commercial units with 2 residential units; Extended the new sidewalk along Banton Street to the building behind the proposed project; Reduced the building’s height from 5 stories to 4 stories (removed penthouse level units); Added a common roof deck to increase open space for the building’s residents; Reduced Floor Area Ratio from 3.20 (30,513 square feet) to 3.0 (28,608 square feet); Added additional street trees along Dorchester Avenue and along Banton Street; Recessed the front right building corner on the ground level back to increase sidewalk area for a street tree and sidewalk planters; Relocated visitor bike parking from behind the building to along the Dorchester Avenue sidewalk for the convenience of building visitors, and also to provide additional publicly-available bike parking for the neighborhood.
