Project Description
The Samuels & Associates team filed a Notice of Project Change ("NPC") with the BPDA on October 27, 2021 to affirm the proposed programming uses of the office component of the project, which presents no additional impact or material change to the project. The NPC seeks to affirm the use of up to approximately 118,191 square feet of the project as life sciences/research and development space, which is permitted within the Development Plan for Planned Development Area No. 125. The Proposed Parcel 12 Project offers an important opportunity to repair a barren section of Boylston Street and Massachusetts Avenue disrupted by the Turnpike, and to knit together distinct Boston neighborhoods: the Back Bay and the Fenway, and the South End and the City of Cambridge by creating a mix of dynamic mixed use development with ground-floor uses that will activate the street, repair the discontinuity in the urban street wall left behind by the Turnpike Extension, and improve the experience for pedestrians, bicyclists and motorists, as well as those using the wide array of nearby public transit options. Designed holistically to address nearby public infrastructure needs, the project has the capacity to improve a long overlooked swath of Boston's urban fabric. The Project proposes a mix of uses that will complete the ends of Boylston and Newbury Street by providing a vibrant hub on the Parcel 12 Air Rights parcel that will consist of approximately 325,000 square feet of office uses, 70,000 square feet of retail and restaurant uses, and 150,000 square feet of residential or hotel uses, as well as a below-grade parking garage with approximately 150 parking spaces.

  • An email address for any construction related inquiries ([email protected]).
  • The BuildP12 website is now live. The website hosts a variety of information on construction related matters, and will be updated biweekly with forward looking information on construction activities for residents who wish to stay informed. Community members who wish to receive email updates on construction activities can sign up for updates via the website.
