RFI for civic and cultural users at 50 Liberty now open
Jan 08, 2018
The Boston Planning & Development Agency (BPDA) announced that the
50 Liberty (Fan Pier) Civic/Cultural Space Request for Interest (RFI)
is now open. 50 Liberty is the seventh building to be constructed by the Fallon Company as part of the Fan Pier project on the South Boston Waterfront. In conjunction with the BPDA, the Fallon Company is seeking letters of interest from Boston-based qualified civic and cultural operators to lease the 50 Liberty Civic/Cultural Space.
“We expect that this RFI will yield good things for the South Boston Waterfront and, along with the Fallon Company, we look forward to reviewing the ideas this process presents,” said Brian Golden, Director of the BPDA.
The BPDA and Fallon Company, on behalf of 50 Liberty LLC, request expressions of interest from qualified civic and cultural users to activate over 13,000 square feet on the first and second floors of 50 Liberty, a 120-unit residential condominium building with retail and restaurant space also on the first and second floors and underground parking located on Fan Pier in the South Boston Waterfront. The civic and cultural space consists of 5,000 square feet on the southeast corner of the first floor of the building, with the remaining square footage on the second floor.
“As we continue to fulfill our vision of transforming Boston’s waterfront into a dynamic, vibrant neighborhood, we remain committed to cultivating a lively civic and cultural destination at Fan Pier, comprised of a mix of uses to promote a live-work-play community,” said Joe Fallon, President and CEO of the Fallon Company. “We commend the city and BPDA for their efforts to ensure that civic and cultural uses are a centerpiece of the neighborhood and we look forward to continuing to cultivate this environment on Boston’s waterfront with the addition of new tenants at 50 Liberty.”
In accordance with the RFI, qualified users are welcomed to share their interest. Qualified users include a library, museum, gallery, concert hall, theater, auditorium, performance space, aquarium, historical exhibit, community center, community service facility, or any other use which would constitute a civic or cultural use.
This process is modeled off an effort completed in 2015 when the Society of Arts and Crafts was selected as operator of similar space provided at Pier 4. Mayor Martin J. Walsh has encouraged the BPDA to conduct open and broad outreach for users of these facilities along Boston Harbor.
The RFI is available and linked
here
. A site visit will take place on Thursday, January 18, 2018 at 3 p.m.
All submissions are due by Friday, February 2, 2018 at 5 p.m. with the successful respondent(s) selected by mid-March.
The selected user will receive a $25 per square foot-construction allowance (totalling $329,150) toward improvements to the space. Completion of 50 Liberty is expected in the first quarter of 2018 and occupancy expected upon execution of lease.
Questions regarding the RFI should be directed to Rich McGuinness, Deputy Director for Climate Change & Environmental Planning at the BPDA (

, 617-918-4323) or Myrna Putziger of the Fallon Company (
