Codman Square Health and Education Center Project Moves Forward in Dorchester

The Board approved the Codman Health and Education Center project, a unique partnership between the Codman Square Health Center and the Codman Academy Public Charter School. The project includes the construction of a new, three-story addition to the existing Health Center, which is located at 637 Washington Street in Dorchester. A lower level will house expanded clinical services as well as additional classroom and related educational spaces for the Codman Academy. The project will be built on an adjacent site that currently contains three residential structures, two of which are unoccupied and in very poor condition. The combined expanded health care and educational space will consist of up to a maximum of 34,000 additional square feet within four floors. Approximately 10,600 square feet of existing space within the Health Center will also be renovated to accommodate expanded services. • Total square footage: 34,000 • Construction jobs: 82 / permanent jobs: 52 • Total project cost: $16.2 million A key objective of the project is to achieve a LEED standard Gold certification, thus it will be highly energy efficient with the potential inclusion of renewable energy systems such as Photo Voltaic Panels and Wind Turbines. A key feature will be an open roof garden as well as a garden and green space at ground level. The developer anticipates that the construction will start by August 2011 with a completion by September 2012. In addition to The Codman Square Health Center, Inc. and The Codman Academy Foundation, Inc., the development team includes HKT Architects Inc. as project architect; Goodwin Procter LLP as legal counsel; Diversified Project Management, Inc. as the development project manager; Bryant Associates, Inc. as project civil engineer; and Carol R. Johnson Associated Inc. as project architect.
