The Boston Zoning Commission typically meets on the first Wednesday (and third, when applicable) of each month to rule on proposed amendments to the Boston Zoning Code. The Commission also votes on Institutional Master Plans and Planned Development Areas in accordance with Article 80. Anyone may petition the Zoning Commission to adopt a zoning change. Following community engagement, Planning Department staff bring zoning change recommendations to the BPDA Board of Directors for approval and then petition the Zoning Commission. Once the Zoning Commission adopts a zoning amendment, it is sent to the Mayor for approval and then is codified in the Zoning Code.

Zoning Commission hearings are conducted virtually through Zoom. The public can participate in hearings by registering for and attending Zoom meetings and verbally offering public comment. The public can also send written comments by email to [email protected] or by post to 1 City Hall Square, 9th Floor, Boston, MA 02201

Agenda

9:00 AM   Text Amendment Application No. 557
Map Amendment Application No. 801
Article 68; Map 4F, South Boston Neighborhood District

The proposed text amendment would permit Planned Development Areas (PDAs) within the WM Subdistrict, providing greater flexibility for sites within this subdistrict to shape the uses, character, and design of complex development proposals to incorporate housing and public realm improvements.  The proposed map amendment to Map 4F would extend the boundary of the existing WM Subdistrict to West First Street to better align with current and projected land use patterns.

9:15 AM    Text Amendment Application Nos. 554-556
Dimensional Definitions Citywide

Said amendments would amend 23 definitions in a substantive way. For 20 definitions, the text has been updated and clarified without changing the meaning. 25 definitions have been visually explained through diagrams. 13 definitions are to be deleted. Most of these are for terms that are not used in the Code. Additionally, 9 articles are to be deleted and consolidated into a single article.  In addition to structural and clarifying updates, this amendment makes various refinements to align the definitions with current practice or planning goals.

9:30 AM    Text Amendment Application No. 558
Map Amendment Application No. 802
Article 69; Map 12, Hyde Park Neighborhood District

Said text amendment would implement Squares and Streets zoning and remove named Neighborhood Business Subdistricts which are overwritten by the newly mapped Squares + Streets Districts and adds language to maintain application of the existing Neighborhood Design Overlay District in newly mapped Squares + Streets Districts. The text amendment will also revise outdated language.  Said map amendment would include Squares + Streets districts.  The map names now include “Boston Zoning Code,” because the map is regulated both by the text in Hyde Park’s Article 69 as well as the Base Code.
