320 Summer Street Public Meeting

The Boston Planning Department is hosting a virtual public meeting for the proposed Article 80-B Large project located at 320 Summer Street in the South Boston Waterfront neighborhood of Boston. The purpose of the meeting is to discuss the Project Notification Form (PNF) that was filed and its potential impacts. The meeting will include a presentation followed by questions and comments from the public.

Project description provided by the development team:
The proponent seeks to renovate, convert and expand the interior space within long-existing and combined brick and beam buildings at the site, by changing its legal use from commercial office to residential multifamily housing, with ground floor retail, and the construction of a partial mezzanine level to accommodate loft-style residential units. The project’s scope is limited to interior work within the combined buildings at the site, with no expansion to its existing footprint or façade. Specifically, and as part of the City’s Downtown Office to Residential Conversion Pilot Program (the “Pilot Program”), the project would create up to 145 residential dwelling units in approximately 130,100 square feet of GFA, including ground floor retail of approximately 7,500 SF on A Street, approximately 2,398 SF of amenity space on its main level along Summer Street, and ample on-site bicycle storage. An existing roof deck of approximately 425 SF will be improved with accessibility accommodations for residential usage. Pursuant to the City’s Inclusionary Zoning requirements for its participation in the Pilot Program, the project would also create onsite income-restricted housing units.
