Description:

The Boston Planning Department is hosting a virtual Impact Advisory Group (IAG) meeting for the proposed 449 Cambridge St. project located in the Allston neighborhood of Boston. The purpose of the meeting is to discuss the Notice of Project Change (NPC) that was filed and its potential impacts. The meeting will include a presentation followed by questions and comments by the IAG.

Previously approved in 2022, the 449 Cambridge and 2 Emery project consisted of two (2) ground up developments.The 449 Cambridge street project was previously approved as a seven (7) story 131,000 gsf mixed use residential and commercial building with one hundred and twenty-seven (127) dwelling units and approximately eighty (80) Accessory parking spaces. The 2 Emery Road building was approved as a seven (7) story, 33,000 gsf of residential uses and approximately thirty-nine (39) dwelling units and no on site parking.

The 2025 notice of project change (NPC) consists of several changes to the previously approved project. The project now contemplates adding the 445 Cambridge Street parcel adjacent to the previously approved 449 Cambridge Street project, 445 Cambridge Street is currently occupied by existing auto body shops and a billiards bar. The NPC then contemplates no longer pursuing the 2 Emery Road development and shifting the massing from the 2 Emery Road site to the 445-449 Cambridge Street development site. This shift in massing will result in a seven (7) story approximately 173,909 sqft mixed use development with approximately two-hundred (200) residential units. The project would also include 2,100 sf of ground floor retail space, 7,200 sf of outdoor amenity space and sixty-three (63) garage parking spaces

No work is proposed for the previously approved 2 Emery road site and it will remain under its current use.
