Project Description
The Project Site is located within the Boston Center for the Arts-Franklin Institute Community Facilities (“CF”) Subdistrict of the South End Neighborhood Zoning District. This area is eligible for permitting as a Planned Development Area (“PDA”), as defined and described in further detail in Section 64-28 of the Code. The Project Site is also located within the South End Landmark District, subject to review and approval by the South End Landmark District Commission (“SELDC”). The Project as currently envisioned contains: (1) a senior care facility building of approximately 210,000 square feet, including ground floor retail and accessory uses; (2) the adaptive re-use of the Franklin Union building for commercial use of approximately 80,000 square feet, including ground floor retail and accessory uses; and (3) an affordable residential building of approximately 20,000 square feet with a 4,500 square foot community space occupying the ground floor (each a “Component” and collectively the “Project”). The ground floor uses in each building and the considerable dedicated open spaces within the Project Site will activate the public realm.
