South Boston Waterfront PDA Development Plan Large Project
The Project Site consists of approximately 5.6 total acres of land controlled by the Massachusetts Convention Center Authority (“MCCA”) and situated along South Boston’s D Street corridor, across from the Boston Convention and Exhibition Center (“BCEC”). It includes two (2) hotels, known as the Element and Aloft, respectively, a surface parking lot and certain undeveloped land area along the MCCA’s Butler and Anchor Streets, at the rear of the Project Site. The Project Site is also within the City’s Planned Development Area No. 50, as adopted by the Boston Zoning Commission (“BZC”) on October 18, 2016, and subsequently amended, which allows for this next phase of hotel development under its adopted overlay (the “PDA”). Under a long-term land lease with the MCCA, the Proponent seeks to further revitalize and activate the Project Site as the second phase of development under the PDA, with the construction of a new fifteen (15) story, 438-room hotel of approximately 160,000 gross square feet (the “Proposed Project”). The Project’s vehicular parking will be accommodated by the existing surface parking lot at the Project Site. The new hotel development will enhance and integrate with the existing hospitality uses at the Project Site, with improved pedestrian connectivity for its adjacency to the Element and the Aloft. In addition, the Proponent seeks to modify the existing layout of the Element Hotel by increasing layout efficiency, resulting in up to an additional 20 keys within the existing volume and area of the structure. This modification will result in an amendment to the original PDA phase, increasing the maximum key count to up to 530 rooms within the Aloft and Element Hotels, up from the originally approved 510 rooms.
