Project Description
This Notice of Project Change (NPC) is being submitted by Cruz Development Corporation (the "Proponent"). On December 15, 2016, the BPDA approved an Overall Proposed Project consisting of 95-units of new family and elderly residential housing units, 11,334 square feet of commercial space, a coffee shop and restaurant, and 102 parking spaces in a two-level garage completed over two construction phases. The Phase 1 Project, which has been completed, included the construction of a four-story building consisting of 55 units of housing, 7,284 gsf of commercial/office space, and 74 parking spaces in a two-level garage located on the Warren and Clifford Streets portion of the project. The Phase 2 portion of the project, to be known as One Waverly, which was originally approved for 44 units of elderly multi-family residential housing is now being proposed for a total of 48 units of affordable multi-family rental housing for households with incomes below 30% of average median income (AMI) and up to 120% of AMI. There will be 3,483 sf of available commercial space at the ground floor, and 24 garage parking spaces. In addition, the Phase 2 building will meet Passive House sustainability requirements.
