Project Description
On November 18th, 2019, ChannelSide Acquisitions, LLC (the "Proponent"), an affiliate of Related Beal, submitted a Letter of Intent ("LOI") to the Boston Planning & Development Agency ("BPDA") in connection with the proposed development project on the approximately 6.46 acre (281,280 square feet) parcel known as 244 - 284 A Street in the Fort Point neighborhood of South Boston. The Project Site, which is located off of A Street adjacent to the Fort Point Channel and over the Massachusetts Department of Transportation ("MassDOT") Interstate 90 Extension Central Artery/Tunnel, is presently utilized as a surface parking lot (the "Project Site"). The Proponent acquired the Project Site from The Gillette Company, LLC in May 2019. A Draft Project Impact Report ("DPIR") filed with the BPDA on May 17th, 2021 details the Proponent's proposal to undertake the development of the Project Site as a mixed-use development totaling approximately 1,098,292 square feet, presently envisioned to include: (1) a residential building of approximately 357,807 square feet; (2) an office building of approximately 321,404 square feet; and (3) a laboratory/research and development building of approximately 419,081 square feet (the "Proposed Project"). The Proposed Project is also contemplated to include significant public realm improvements, the provision of new parks and open space, improvements to the Harborwalk, ground-floor accessory uses, and Facilities of Public Accommodation consistent with the requirements of Massachusetts General Law Chapter 91 and the 2009 South Boston Municipal Harbor Plan Amendment.
