Article 69, Section 23 establishes Neighborhood Design Overlay Districts (NDOD) as overlays to all or portions of certain subdistricts within the Hyde Park Neighborhood District. The Neighborhood Design Overlay Districts are established to protect the existing scale, quality of the pedestrian environment, character of the residential neighborhoods, and concentrations of historic buildings within the Neighborhood Design Overlay Districts.
Per Article 80E-2.1(b)(iii): Design review has been triggered due to one or more of the following:
- Change in roof shape, cornice line, street wall height, or building height of an existing building;
- Erection/extension of a building > 300 or more s.f.;
- Change in building massing or size/location of door or window openings, where such alteration affects three hundred (300) or more square feet of exterior wall area, or a smaller exterior wall area if expressly provided in the underlying zoning.
The Developer has applied to the Boston Inspectional Services Department (ISD). The current proposal on site is to construct of eight single family homes on eight subdivided vacant lots. This notice informs you that the Boston Planning & Development Agency (BPDA) will review a project proposed in your neighborhood. The Inspectional Services Department (ISD) has determined that the project does not require zoning relief but does require BPDA Design Review. The BPDA Urban Design staff will only review the proposed project’s design to ensure consistency with the surrounding neighborhood’s architecture and character. You are receiving this letter because you live within 300 feet of the project site. The Mayor’s Office of Neighborhood Services and the District City Councilor will also be notified.
