MCP III Foundry, LLC, c/o Marcus Partners is developing Parcel O, located at 1 Au Bon Pain Way in the South Boston Waterfront’s Raymond L. Flynn Marine Park. The project is a 250,000 sf, nine-story Core and Shell life science/R&D building. The building incorporates hybrid electrification for space heating using air source heat pumps, resulting in significant greenhouse gas reductions relative to using conventional heating systems like natural gas boilers or district steam. The energy analysis results for the current design indicate an Energy Use Intensity (EUI) of 113kBtu/sf-yr. This corresponds to the following metrics:

• 41% site energy savings for MA 2020 Stretch Code (complies)
• 93% fossil fuel reduction compared to the Stretch Code baseline
• 28% GHG emissions reduction compared to the Stretch Code baseline, projected to increase to 41% in 2035
• 30% savings for LEEDv4, corresponding to 13 points
