BRA Approves Old Colony Phase 2 Renovations in South Boston

The Board approved the second phase of plans for the Old Colony renovation project in South Boston. Phase one was previously approved on April 14, 2010. The $84 million phase two includes the construction of up to 170 housing units including a mix of three four-story elevator buildings and up to seven clusters of three-story townhomes. The site design emphasizes low-impact development and optimizes walkable streets, open spaces and green storm water and parking pavement strategies. The project has a development goal of being net zero energy use. Ten existing three-story buildings, constructed in 1940, containing 223 units will be demolished. The four-story elevator buildings will include approximately 94 one and two bedroom units. Phase two will be designed using modern materials that will better integrate the buildings into the surrounding neighborhoods and eliminate the industrial feeling associated with public housing developments from the 1940s.
The townhomes will include approximately 76 one to five bedroom units. The townhomes will include attractive front entrances that connect to the adjacent pedestrian infrastructure, including new pathways and improved sidewalks, and will also open onto courtyards shared by residents. The developer expects the project to create 200 construction jobs. The development team consists of the Boston Housing Authority and Beacon Communities Services LLC as the developer; The Architectural Team as project architect; Nixon Peabody LLP as legal counsel; Vanasse & Associates as transportation consultants and Epsilon Associates as the permitting consultant.
