Project Description
201 Brighton Avenue LLC proposes to redevelop the approximately 27,516 square-foot Project Site into a new six-story mixed-use building containing approximately 145 new residential apartment units and approximately 1,993 square feet of ground-floor commercial space, altogether totaling approximately 104,036 square feet of gross floor area (the “Proposed Project”). The Proposed Project also includes 145 secure interior bicycle spaces on the ground floor as well as 31 exterior visitor bicycle spaces, and will feature a landscaped open space and sitting area, and along with a new sidewalk connecting the site with Cambridge Street. Pursuant to the Inclusionary Zoning (“IZ”) requirements of Article 79 of the Boston Zoning Code, the Proposed Project’s IZ commitment will include a minimum of 20% of Units/Usable Square Footage, if ultimately approved as a rental project. The Project Site consists of two parcels and contains a total lot area of approximately 27,516 square feet, situated along Brighton Avenue with a portion of the rear of the property abutting on Cambridge Street (the “Project Site”). The Project Site’s existing conditions include a one-story commercial structure for the Action Bearing Company and 10 parallel surface parking spaces.
