Project Description
As a response to comments from the public and the Scoping Determination on the PNF submission issued by the BPDA, there have been several adjustments to the Project massing and layout. Due to concerns regarding density and scale, both the rental and condominium components have been reduced in height and area. The rental component has been reduced by two stories (26 feet) and 25 units, and the condominium component reduced by nine stories (95 feet) and 55 units. In response to feedback from the BPDA transportation team, the two proposed curb cuts were reduced to one along the Commonwealth Avenue Carriage Road and the proposed porte cochere was eliminated. The elimination of the additional curbcut will improve vehicle and pedestrian safety by reducing pedestrian vehicle conflict points. The vehicular access will enter into the building at the center of the Project Site, separated from the pedestrian access path of Overlook Park. The rental and condominium components were also shifted on the Project Site to be more responsive to neighboring developments (rental component shifted forward towards Commonwealth Avenue) and to enhance the rhythm of the street wall along the Commonwealth Avenue West Carriage Road.
