Description:

The BPDA is hosting a Virtual IAG Meeting for the Cross Street Boutique Hotel project located at 42 Cross Street in the North End. The purpose of the meeting is to discuss the Request for Supplemental Information (RFSI)'s recent filing.

Cross Street Ventures LLC (the “Proponent”) proposes to demolish existing structures and construct a 140-key boutique hotel with two ground-floor restaurant uses and a seasonal rooftop dining terrace (the “Project”) at 42 Cross Street on multiple parcels of land located between Endicott Street and Salem Street in the North End (the “Project Site”). The Project Site is adjacent to the Rose Fitzgerald Kennedy Greenway and is located across from the Haymarket MBTA station. The Project Site currently contains single-story concrete block commercial buildings and a fenced-off surface parking lot. The Project will consist of a five-story building with a gross floor area of approximately 71,594 square feet and a Floor Area Ratio (“FAR”) of 5.36. The Project will enhance the public realm through the construction of an open-air passageway connecting the Greenway to the North End’s Cutillo Park and a reprogramming of the Cross Street plaza to promote pedestrian activity and safety in this space.

Please note that the purpose of this meeting is different from that of a traditional community meeting. As part of the development review process, Impact Advisory Group (IAG) members work closely with BPDA staff to identify the impacts of a project and recommend appropriate community benefits to offset those impacts. IAG meetings prioritize discussion between the project proponent (i.e. the developer) and IAG members.
