Project Description
The Property sits on approximately 135,716 square feet of land, and is improved with a partially vacant two-story warehouse-style building, with a small L-shaped extension housing an auto-repair shop (the “Building”). IQHQ proposes to demolish the existing Building and to construct a new approximately 354,000 square foot development in its place primarily intended for office, laboratory, research and development, ground-floor retail and restaurant space, and below-grade parking. The Project is designed as a four-building campus, nestling smaller buildings at the peripheries of the Site, and tucking all service and loading uses into the back of the Site with exclusive ingress and egress from the Service Alley. The Project will also provide a publicly accessible central courtyard at-grade between the buildings and a series of raised, tiered courtyards above the service uses, thereby creating a natural amphitheater design within the campus setting.
