The Boston Zoning Commission typically meets on the first Wednesday (and third, when applicable) of each month to rule on proposed amendments to the Boston Zoning Code. The Commission also votes on Institutional Master Plans and Planned Development Areas in accordance with Article 80. Anyone may petition the Zoning Commission to adopt a zoning change. Following community engagement, Planning Department staff bring zoning change recommendations to the BPDA Board of Directors for approval and then petition the Zoning Commission. Once the Zoning Commission adopts a zoning amendment, it is sent to the Mayor for approval and then is codified in the Zoning Code.

Zoning Commission hearings are conducted virtually through Zoom. The public can participate in hearings by registering for and attending Zoom meetings and verbally offering public comment. The public can also send written comments by email to ZoningCommission@boston.gov or by post to 1 City Hall Square, 9th Floor, Boston, MA 02201

80 Christopher Street IAG Meeting

The Boston Planning Department is hosting a virtual Impact Advisory Group (IAG) Meeting for the proposed 80 Christopher Street project located in the Dorchester neighborhood of Boston. The purpose of the meeting is to discuss the Project Notification Form that was filed and their potential impacts. The meeting will include a presentation followed by questions and comments from the IAG.

Please note that the purpose of this meeting is different than that of a traditional community meeting. As part of the development review process, IAG members work closely with Boston Planning Department staff to identify the impacts of a project and recommend appropriate community benefits to offset those impacts. IAG meetings prioritize discussion between the project proponent (i.e. the developer) and IAG members.

The meeting will begin with a 30-minute presentation of the project by the development team, followed by a discussion and Q&A from the IAG.

45 Townsend Street Public Meeting

This is a joint Impact Advisory Group (IAG) and Public Meeting for the proposed 45 Townsend Street Project, located in the Roxbury neighborhood of Boston. The purpose of the meeting is to discuss the overall project and the potential impacts. The meeting will include a presentation followed by questions and comments from the IAG and the public. Please note that the purpose of this meeting is different from that of a traditional community meeting. As part of the development review process, IAG members work closely with staff to identify the impacts of a project and recommend appropriate mitigation to offset those impacts. IAG meetings prioritize discussion between the project proponent (i.e. the developer) and IAG members.

The revised 45 Townsend Street projectprovides an important opportunity for the revitalization of the formerly institutional, and now long-vacant, Project Site with much-needed residential uses and open space improvements through a program and design that have been developed in direct response to community feedback. The Proposed Project now focuses on the rehabilitation and revitalization of the existing structures on the project site through a zoning-compliant project to include 164 residential rental units, 124 parking spaces, 214 bicycle parking spaces for residents and visitors, residential accessory and support areas, and approximately 95,938 square feet of new and improved open space. The proposed project includes the demolition of approximately 8,000 square feet of existing wing and ancillary areas of the structures presently on the project site, as well as the addition of new structural area totaling approximately 24,000 square feet.
