	Staff of the Planning Department will be holding a public meeting regarding the possibility of providing a tax abatement for three projects in Allston: <a href="https://www.bostonplans.org/projects/development-projects/allston-yards-building-d" target="_blank">Allston Yards building D</a>, <a href="https://www.bostonplans.org/projects/development-projects/22-24-pratt-street" target="_blank">22-24 Pratt Street</a>, and <a href="https://www.bostonplans.org/projects/development-projects/83-leo-m-birmingham-parkway" target="_blank">83 Leo &nbsp;M. Birmingham Parkway</a>, to allow these projects to begin construction in the next year and add critically needed housing. The City of Boston is considering time-limited tax relief for some previously approved development projects that will create a significant amount of housing, income-restricted units, and climate resilient development. 	The Roxbury Strategic Master Plan Oversight Committee (RSMPOC) was developed to oversee projects that fall under the Roxbury Strategic Master Plan. Since the launch of <a href="https://www.bostonplans.org/planning/planning-initiatives/plan-nubian-square">PLAN: Nubian Square</a> the RSMPOC meetings also include progress reports on the initiative. The committee meets monthly to discuss development and planning in Nubian Square.</p>

  <title><![CDATA[Discussion of 121B Agreement for One Mystic Avenue]]></title> 
    <description><![CDATA[<p>
	Staff of the Planning Department will be holding a public meeting regarding the possibility of providing a tax abatement for <a href="http://www.bostonplans.org/projects/development-projects/one-mystic-avenue" target="_blank">One Mystic Avenue</a> to allow the project to begin construction in the next year and add critically needed housing. The City of Boston is considering time-limited tax relief for some previously approved development projects that will create a significant amount of housing, income-restricted units, and climate resilient development. Staff will go over the tax relief proposal and answer any questions. No changes to the project are being proposed at this time. Please review the approved project proposal and submit comments regarding the possibility of financial relief here.<br />
	<br />
	A comment period is now open through October 14 for the public to provide feedback on relieving a portion of this project&rsquo;s taxes to make this project financially viable and able to start construction.</p>

<p>
	The <a href="https://www.bostonplans.org/planning-zoning/zoning-commission">Boston Zoning Commission</a> typically meets on the first Wednesday (and third, when applicable) of each month to rule on proposed amendments to the Boston Zoning Code. The Commission also votes on Institutional Master Plans and Planned Development Areas in accordance with Article 80. Anyone may petition the Zoning Commission to adopt a zoning change. Following community engagement, Planning Department staff bring zoning change recommendations to the BPDA Board of Directors for approval and then petition the Zoning Commission. Once the Zoning Commission adopts a zoning amendment, it is sent to the Mayor for approval and then is codified in the Zoning Code.</p>

	Zoning Commission hearings are conducted virtually through Zoom. The public can participate in hearings by registering for and attending Zoom meetings and verbally offering public comment.
