  <title><![CDATA[Zoning Commission Hearing]]></title>

<p>
	The <a href="https://www.bostonplans.org/planning-zoning/zoning-commission">Boston Zoning Commission</a> typically meets on the first Wednesday (and third, when applicable) of each month to rule on proposed amendments to the Boston Zoning Code. The Commission also votes on Institutional Master Plans and Planned Development Areas in accordance with Article 80. Anyone may petition the Zoning Commission to adopt a zoning change. Following community engagement, Planning Department staff bring zoning change recommendations to the BPDA Board of Directors for approval and then petition the Zoning Commission. Once the Zoning Commission adopts a zoning amendment, it is sent to the Mayor for approval and then is codified in the Zoning Code.</p>

	Zoning Commission hearings are conducted virtually through Zoom. The public can participate in hearings by registering for and attending Zoom meetings and verbally offering public comment. 	The purpose of the meeting is to discuss the proposed NPC, its anticipated impacts as outlined in the August 21, 2026 NPC, and recent project updates. The meeting will include a presentation by the developer followed by questions and comments from the public.<br />

	The purpose of the meeting is to discuss the proposed project, its anticipated impacts as outlined in the August 24, 2026 Project Notification Form, and recent project updates. The meeting will include a presentation by the developer followed by questions and comments from the public.<br />
	<br />
	Mission Main Tenant Task Force and WinnDevelopment are partnering to develop Ward Street Senior Housing, a 110-unit, 100% deeply affordable ground-up development for seniors aged 62 and older in Boston&rsquo;s Mission Hill neighborhood. Resident rents will not exceed 30% of housing income. The development will feature approximately 77 one-bedroom and 33 two-bedroom apartments and is designed to support independent living for low-income elderly households. This joint venture builds on a decades-long partnership and the successful transformation of the Mission Main Apartments, a 535-unit affordable housing community co-owned and co-managed by the Tenant Task Force.</p>

  <title><![CDATA[105 Beach Street Public Meeting]]></title> 
    <description><![CDATA[<p>
	This is a Planning Department sponsored Public Meeting to discuss the proposed project located at <a href="https://www.bostonplans.org/projects/development-projects/105-beach-street" target="_blank">105 Beach Street</a> in the Leather District neighborhood of Boston. The purpose of this meeting is to discuss the Small Project Review Application filed on August 28th, 2026<br />
	<br />
	The proposed project involves the adaptive reuse of the existing 5-story commercial building located at 105 Beach Street in Boston&rsquo;s historic Leather District. Currently owned and occupied by Language Studies International (LSI), the building&rsquo;s upper floors (Floors 2&ndash;5, totaling 11,334 GFA) will be converted into 15 residential rental apartments. The ground-floor commercial space will retain its long-standing retail tenant, Figaro&rsquo;s sandwich shop, while repurposing unused ground-floor area into a residential lobby and additional commercial space. The basement level will accommodate secure indoor bicycle storage and mechanical utilities.</p>

	The <a href="https://www.bostonplans.org/planning-zoning/zoning-commission">Boston Zoning Commission</a> typically meets on the first Wednesday (and third, when applicable) of each month to rule on proposed amendments to the Boston Zoning Code. The Commission also votes on Institutional Master Plans and Planned Development Areas in accordance with Article 80. Anyone may petition the Zoning Commission to adopt a zoning change. Following community engagement, Planning Department staff bring zoning change recommendations to the BPDA Board of Directors for approval and then petition the Zoning Commission. Once the Zoning Commission adopts a zoning amendment, it is sent to the Mayor for approval and then is codified in the Zoning Code.</p>

	Zoning Commission hearings are conducted virtually through Zoom. The public can participate in hearings by registering for and attending Zoom meetings and verbally offering public comment.
