Zoning Commission Hearing

The Boston Zoning Commission typically meets on the first Wednesday (and third, when applicable) of each month to rule on proposed amendments to the Boston Zoning Code. The Commission also votes on Institutional Master Plans and Planned Development Areas in accordance with Article 80. Anyone may petition the Zoning Commission to adopt a zoning change. Following community engagement, Planning Department staff bring zoning change recommendations to the BPDA Board of Directors for approval and then petition the Zoning Commission. Once the Zoning Commission adopts a zoning amendment, it is sent to the Mayor for approval and then is codified in the Zoning Code.

Zoning Commission hearings are conducted virtually through Zoom. The public can participate in hearings by registering for and attending Zoom meetings and verbally offering public comment. The public can also send written comments by email to ZoningCommission@boston.gov or by post to 1 City Hall Square, 9th Floor, Boston, MA 02201

These updates amend transcription and formatting errors, resolve instances of missing or inaccurate content, and provide language clarifications for confusing or misrepresented regulations.
9:05 AM		Text Amendment Application Nos. 552-553 Battery Storage Facilities Article 88 Said amendments would: (1) implement updates to Article 88 of the Boston Zoning Code (the “Code”) that establish the new Consolidated Local Permit process for Small Clean Energy Infrastructure pursuant to the State’s 225 CMR 29.00; and (2) establish Citywide use and dimensional regulations for Battery Energy Storage Systems (BESS).

41 Berkeley Street Public Meeting

The Boston Planning Department is hosting a virtual public meeting to discuss the proposed Notice of Project Change ("NPC") for 41 Berkeley Street in the South End.

The purpose of the meeting is to discuss the proposed NPC, its anticipated impacts as outlined in the August 21, 2026 NPC, and recent project updates. The meeting will include a presentation by the developer followed by questions and comments from the public.

The Notice of Project Change proposes three components: the Tremont Component which includes approximately 234 residential units and approximately 6,130 sf of retail/restaurant space; the Franklin Union Component which includes approximately 57 residential units and approximately 2,120 sf of retail/restaurant space; and the Appleton Component which includes approximately 21 residential units. Approximately 93 parking spaces will be located in a below grade garage. The Project also includes new open space on the site.

69 McGreevey Way Public Meeting

The Boston Planning Department is hosting a virtual public meeting to discuss the proposed project at 69 McGreevey Way in the Mission Hill neighborhood.

The purpose of the meeting is to discuss the proposed project, its anticipated impacts as outlined in the August 24, 2026 Project Notification Form, and recent project updates. The meeting will include a presentation by the developer followed by questions and comments from the public.

Mission Main Tenant Task Force and WinnDevelopment are partnering to develop Ward Street Senior Housing, a 110-unit, 100% deeply affordable ground-up development for seniors aged 62 and older in Boston’s Mission Hill neighborhood. Resident rents will not exceed 30% of housing income. The development will feature approximately 77 one-bedroom and 33 two-bedroom apartments and is designed to support independent living for low-income elderly households. This joint venture builds on a decades-long partnership and the successful transformation of the Mission Main Apartments, a 535-unit affordable housing community co-owned and co-managed by the Tenant Task Force.

The following description has been provided by the proponent team: 25 Tolman street utilizes the footprint and height-profile of the existing structure and a 22,670 square foot lot to construct sixteen (16) total home-ownership units, each with its own parking space. The units are a combination of townhouses and apartment-style units, and are spread out within three different structures, with six (6) units in the Tolman Street apartment building, and the remaining ten (10) townhouses in the rear portion of the lot.

The proposed project involves the adaptive reuse of the existing 5-story commercial building located at 105 Beach Street in Boston’s historic Leather District. Currently owned and occupied by Language Studies International (LSI), the building’s upper floors (Floors 2–5, totaling 11,334 GFA) will be converted into 15 residential rental apartments. The ground-floor commercial space will retain its long-standing retail tenant, Figaro’s sandwich shop, while repurposing unused ground-floor area into a residential lobby and additional commercial space. The basement level will accommodate secure indoor bicycle storage and mechanical utilities.
