This event is part of the City of Boston&rsquo;s Design Vision, led by the Planning Department, to elevate the quality of public spaces while centering people and diverse lived experiences. The activation will feature public art installations by Ivy Wong, <a href="https://www.instagram.com/athweezart/">Ashley Jin</a>, and <a href="https://www.instagram.com/lani.asuncion/">Lani Asunción</a>.<br />

This program is part of the City of Boston&rsquo;s Design Vision, led by the Planning Department. 	This is a virtual Public Meeting for the proposed <a href="https://www.bostonplans.org/projects/development-projects/275-e-cottage-street" target="_blank">275 E Cottage Street</a> project located in the Dorchester neighborhood of Boston. The purpose of the meeting is to discuss the Additional Information that was filed on May 26, 2026. The meeting will include a presentation by the developer followed by questions and comments from the public.<br />
	<br />
	The project site consists of approximately 12,536 square feet across three contiguous parcels at 269 and 275 East Cottage Street in the Columbia/Savin Hill section of Dorchester. Existing conditions include a 1,762-square-foot single-family dwelling and a 6,500-square-foot former commercial/social club known as &ldquo;Little House.&rdquo; The site abuts the proponent&rsquo;s recently completed five-story mixed-use building at 951-959 Dorchester Avenue with 38 housing units and active ground-floor uses. The (&ldquo;Proposed Project&rdquo;) would redevelop the underutilized site with a new six-story mixed-use building of approximately 42,029 square feet, connected at the rear, featuring expanded ground-floor restaurant space, a rooftop terrace café, and approximately 42 hotel/extended-stay suites above.</p>

<p>
	The <a href="https://www.bostonplans.org/planning-zoning/zoning-commission">Boston Zoning Commission</a> typically meets on the first Wednesday (and third, when applicable) of each month to rule on proposed amendments to the Boston Zoning Code. The Commission also votes on Institutional Master Plans and Planned Development Areas in accordance with Article 80. Anyone may petition the Zoning Commission to adopt a zoning change. Following community engagement, Planning Department staff bring zoning change recommendations to the BPDA Board of Directors for approval and then petition the Zoning Commission. Once the Zoning Commission adopts a zoning amendment, it is sent to the Mayor for approval and then is codified in the Zoning Code.</p>

	Zoning Commission hearings are conducted virtually through Zoom. The public can participate in hearings by registering for and attending Zoom meetings and verbally offering public comment.   <title><![CDATA[Allston-Brighton Community Plan | Cleveland Circle Intersection Redesign Public Meeting]]></title>

	Please join staff of the Planning Department for a virtual meeting on the redesign of Cleveland Circle, as part of the <a href="https://www.bostonplans.org/planning-zoning/planning-initiatives/allston-brighton-community-plan" target="_blank">Allston Brighton Community Plan</a>. Staff will present&nbsp; a potential concept for the redesign that seeks to prioritize pedestrian safety. Our goal is to collect feedback on this concept to help guide ongoing coordination with the MBTA at Cleveland Circle and the adjacent Reservoir Yard. This will be coordinated with future maintenance and the removal of outdated tracks through the intersection, as well as reconstruction and beautification of the intersection and roadway itself.</p>
<p dir="ltr">
	The proposed concept will be incorporated into the Allston-Brighton Community Plan (ABCP). This meeting is being held prior to the ABCP Draft release to support timely and ongoing engagement with the MBTA. The focus of this conversation is on the longer-term vision for Cleveland Circle, rather than the current <a href="https://www.mbta.com/projects/green-line-c-branch-station-accessibility-improvements">C Branch Accessibility Improvements Project</a>, or the ongoing and much-needed patching work.</p>

	201 Hampden Street was previously approved as a five-story, approximately 20,430-square-foot condominium development containing 13 market-rate residential units under Building Permit ERT 959528. The site has remained vacant and unimproved for more than 30 years.<br />

	In response to evolving housing needs and market conditions, the proposed project seeks to increase the number of residential units while remaining substantially within the previously approved zoning envelope. The Commission also votes on Institutional Master Plans and Planned Development Areas in accordance with Article 80. Anyone may petition the Zoning Commission to adopt a zoning change. Following community engagement, Planning Department staff bring zoning change recommendations to the BPDA Board of Directors for approval and then petition the Zoning Commission. Once the Zoning Commission adopts a zoning amendment, it is sent to the Mayor for approval and then is codified in the Zoning Code.</p>
