	This is an Impact Advisory Group Meeting for the proposed <a href="http://www.bostonplans.org/projects/development-projects/longwood-place-phase-one" target="_blank">Longwood Place Phase One</a> project located in the Longwood Medical Area neighborhood of Boston. The meeting will include a topic-specific presentation focused on the shadow studies included in the Supplemental Information Document filing, followed by Q&amp;A from the members of the IAG. The Q&amp;A will be open to the public if time allows.<br />
	<br />
	Please note that the purpose of this meeting is different from that of a traditional community meeting. As part of the development review process, IAG members work closely with staff to identify the impacts of a project and recommend appropriate community benefits to offset those impacts. IAG meetings prioritize discussion between the project proponent (i.e. the developer) and IAG members.<br />

	This is a virtual Public Meeting for the proposed project at <a href="https://www.bostonplans.org/projects/development-projects/172-western-avenue" target="_blank">170-172 Western Avenue</a>, located in the Allston neighborhood of Boston. The purpose of the meeting is to introduce the project to the public in order to gather comments and feedback for the development team.<br />

	The Proposed Project would consist of a new eight (8) story building with ground floor retail spaces. The street level will contain approximately 1,395 square feet of retail space and 1:1 bicycle parking following Planning Department bicycle parking guidelines. One of the two proposed ground floor retail spaces will host the dry cleaners that has served the community since the 1960&rsquo;s. Floors two through eight will contain twenty (20) total residential units, with a mix of twelve (12) one-bedroom units, seven (7) two-bedroom units, and one (1) three-bedroom unit. The Proposed Project will provide twenty (20) indoor long-term bicycle parking spaces and eight (8) outdoor short-term bicycle parking spaces across four (4) bike racks, for a total of twenty-eight (28) bicycle parking spaces. Trash and recycling will be serviced from Travis Street.</p>

The purpose of the meeting is to discuss the Small Project Review Application (SPRA) that was filed and its potential impacts. The meeting will include a presentation followed by questions and comments from the public.<br />

	Project description was provided by the development team:<br />
	Construct a new 5-story residential building (the &ldquo;New Building&rdquo;) with a total of twenty-four (24) residential rental units (consisting of one-, two-, and three- bedroom units), six (6) off-street parking spaces, and twenty-four (24) bicycle spaces on two parcels known and numbered as 14-18 Hannon Street (the &ldquo;Proposed Project&rdquo;). The new building will consist of approximately 23,520 gross square feet, and will feature a shared mail room and bike storage room on the ground floor as well as a roof deck.<br />

	The <a href="https://www.bostonplans.org/planning/planning-initiatives/harvard-erc-district-and-greenway-plan">Harvard Enterprise Research Campus (&ldquo;ERC&rdquo;) and Greenway Plan</a> is situated in the Allston-Brighton neighborhood and will establish a community vision and priorities for the Harvard-owned site, centered on equitable growth, transportation needs, sustainability and resilience, neighborhood culture, and an accessible and active open space and public realm.</p>

	The Advisory Group (AG) will play a critical role in advising on the planning process and reviewing the recommendations which emerge from the planning process. The Advisory Group is made up of residents, Harvard University representatives, leaders of neighborhood organizations, and content area experts. Content area experts of this Advisory Group specialize in topics such as open space, active transportation, public realm, and housing.</p>

The purpose of the meeting is to introduce the project to the Impact Advisory Group and public in order to gather comments and feedback for the development team.<br />

	201 Brighton Avenue LLC proposes to redevelop the approximately 27,516 square-foot Project Site into a new six-story mixed-use building containing approximately 145 new residential apartment units and approximately 1,993 square feet of ground-floor commercial space, altogether totaling approximately 104,036 square feet of gross floor area (the &ldquo;Proposed Project&rdquo;). The Proposed Project also includes 145 secure interior bicycle spaces on the ground floor as well as 31 exterior visitor bicycle spaces, and will feature a landscaped open space and sitting area, and along with a new sidewalk connecting the site with Cambridge Street. Pursuant to the Inclusionary Zoning (&ldquo;IZ&rdquo;) requirements of Article 79 of the Boston Zoning Code, the Proposed Project&rsquo;s IZ commitment will include a minimum of 20% of Units/Usable Square Footage, if ultimately approved as a rental project.</p>

	This is a Planning Department sponsored Public Meeting to discuss the proposal located at <a href="https://www.bostonplans.org/projects/development-projects/39-minot-street" target="_blank">39 Minot Street</a> in the Dorchester neighborhood of Boston. The purpose of this meeting is to discuss the Small Project Review Application (SPRA) and its potential impacts.<br />
	<br />
	The proposal intends to renovate and add a rear addition to the existing two-family building on the site, while preserving the historical structure. The project will also add two new residential buildings, on each side of the existing structure, thereby creating 24 additional units with 20 off-street parking spaces.<br />
	<br />
	The City of Boston Planning Department solicits comments from the public. Written comments on the SPRA must be received by the Planning Department no later than Friday, April 24th, 2026.</p>

<p>
	The <a href="https://www.bostonplans.org/planning-zoning/zoning-commission">Boston Zoning Commission</a> typically meets on the first Wednesday (and third, when applicable) of each month to rule on proposed amendments to the Boston Zoning Code. The Commission also votes on Institutional Master Plans and Planned Development Areas in accordance with Article 80. Anyone may petition the Zoning Commission to adopt a zoning change. Following community engagement, Planning Department staff bring zoning change recommendations to the BPDA Board of Directors for approval and then petition the Zoning Commission. Once the Zoning Commission adopts a zoning amendment, it is sent to the Mayor for approval and then is codified in the Zoning Code.</p>

	The Roxbury Strategic Master Plan Oversight Committee (RSMPOC) was developed to oversee projects that fall under the Roxbury Strategic Master Plan. Since the launch of <a href="https://www.bostonplans.org/planning/planning-initiatives/plan-nubian-square">PLAN: Nubian Square</a> the RSMPOC meetings also include progress reports on the initiative. The committee meets monthly to discuss development and planning in Nubian Square.</p>

  <title><![CDATA[Zoning Commission Hearing]]></title>

<p>
	The <a href="https://www.bostonplans.org/planning-zoning/zoning-commission">Boston Zoning Commission</a> typically meets on the first Wednesday (and third, when applicable) of each month to rule on proposed amendments to the Boston Zoning Code. The Commission also votes on Institutional Master Plans and Planned Development Areas in accordance with Article 80. Anyone may petition the Zoning Commission to adopt a zoning change. Following community engagement, Planning Department staff bring zoning change recommendations to the BPDA Board of Directors for approval and then petition the Zoning Commission. Once the Zoning Commission adopts a zoning amendment, it is sent to the Mayor for approval and then is codified in the Zoning Code.</p>

	Zoning Commission hearings are conducted virtually through Zoom. The public can participate in hearings by registering for and attending Zoom meetings and verbally offering public comment. The public can also send written comments by email to <a href="mailto:ZoningCommission@boston.gov">ZoningCommission@boston.gov</a> or by post to 1 City Hall Square, 9th Floor, Boston, MA 02201</p>
