	This is a joint&nbsp;Impact Advisory Group (IAG) and Public Meeting for the proposed <a href="http://www.bostonplans.org/projects/development-projects/45-townsend-street" target="_blank">45 Townsend Street </a>Project, located in the Roxbury neighborhood of Boston. The purpose of the meeting is to discuss the overall project and the potential impacts. The meeting will include a presentation followed by questions and comments from the IAG and the public. Please note that the purpose of this meeting is different from that of a traditional community meeting. As part of the development review process, IAG members work closely with staff to identify the impacts of a project and recommend appropriate mitigation to offset those impacts. IAG meetings prioritize discussion between the project proponent (i.e. the developer) and IAG members.<br />
	<br />
	The revised 45 Townsend Street projectprovides an important opportunity for the revitalization of the formerly institutional, and now long-vacant, Project Site with much-needed residential uses and open space improvements through a program and design that have been developed in direct response to community feedback. The Proposed Project now focuses on the rehabilitation and revitalization of the existing structures on the project site through a zoning-compliant project to include 164 residential rental units, 124 parking spaces, 214 bicycle parking spaces for residents and visitors, residential accessory and support areas, and approximately 95,938 square feet of new and improved open space. The proposed project includes the demolition of approximately 8,000 square feet of existing wing and ancillary areas of the structures presently on the project site, as well as the addition of new structural area totaling approximately 24,000 square feet.</p>
