The Project Site is currently developed with a three-story commercial building and an approximately 32-space surface parking lot. KS Partners proposes to replace the existing structure and paved parking area with an eleven-story life science building. The proposed building will be approximately 160,195 sf (gross floor area) and will measure approximately 170 feet to the top of its highest occupied floor, with a mechanical penthouse occupying less than 30% of the roof area (the “Project”). Because the Project Site has exceptional access to transit, no parking spaces will be provided within the Project; a fully enclosed loading area will be provided on the ground level of the Project.
