Impact Advisory Group (IAG) meeting to discuss the Waterside Place Phase 1A Innovation Space.

On December 19, 2016, the Drew Company filed a fifth Notice of Project Change with the BPDA to amend the use of the remaining 3,593 square feet of the originally 6,555 square feet of Innovation Space in Phase 1A of Waterside Place to make the space more marketable for future innovation tenants.

Since January 2014, the Proponent has connected with approximately twenty-five prospective innovation users yet these efforts have not resulted in a single lease for the space, which continues to sit vacant almost three years after the completion of the project. One potential reason for its vacancy is that the space is unfinished, and the cost of fitting out the space can be prohibitive for innovation tenants. To alleviate this issue and to assist in the construction of Waterside Place Phase 1B, the Drew Company proposes to temporarily lease the space to their general contractor who will improve the space through electrical work, plumbing, installing a full HVAC system, and building restrooms. The Drew Company believes that, with these improvements, the space will become far more marketable to a permanent innovation tenant.

Please note that the purpose of this meeting is different than that of a traditional community meeting. As part of the development review process, IAG members work closely with BPDA staff to identify the impacts of a project and recommend appropriate community benefits to offset those impacts. IAG meetings prioritize discussion between the project proponent (i.e. the developer) and IAG members.
